Eiffage Immobilier, alongside Aquitanis and Axanis, has participated in the development of one of France's first low-carbon urban neighbourhoods in Lagord (17) near La Rochelle, within the Atlantech® eco-responsible park. In all, the 127 homes have benefited from the application of a wide range of skills and expertise relating to the challenges of sustainable cities: frugal design, low-carbon construction and renewable energy production.

The Atlantech® park is the result of an initiative by the La Rochelle urban community to create a low-carbon urban neighbourhood. At the end of 2018, Eiffage Immobilier, Aquitanis and Axanis were chosen to build 127 E3C2-certified homes.

Of the 127 homes, Eiffage Immobilier is managing 50 homes for first-time buyers. Aquitanis, a social landlord based in Bordeaux, was responsible for 51 homes, while Axanis was responsible for 23 flats and 3 single-family homes for low-income buyers.

Eiffage Construction, as general contractor, built all 127 homes on this demonstration site. To achieve the E3C2 label, our teams implemented innovative solutions:

  • Low-carbon concrete (CEM III concrete for foundations, paving and terraces, which uses 150 kg of CO2 per m3 compared with the usual 200 kg);
  • Reuse of materials, with the use of paint made from 90% recycled raw materials, developed by Circouleur, a Bordeaux-based company;
  • Renewable energy, with the installation of photovoltaic panels on the roofs of the buildings.

All these initiatives are part of the Eiffage Group's ambitious environmental approach and have enabled the project to be awarded the E3C2, BBCA and Bepos Effinergie 2017, and NF Habitat HQE 6* labels.

In addition to its environmental qualities, the project has focused on providing access to the neighbourhood by means of soft mobility, and on the comfort of future residents, with the installation of a greenhouse that will incorporate an urban agriculture project, and a collaborative third workplace accessible since April, run by our partner Récipro-Cité.

The project involved around thirty site workers, 5 of whom were on work-integration contracts. A big well done to our teams for this carbon-free operation!
