Eiffage Aménagement wins the development project for the future Lizé district of Montigny-lès-Metz

The city of Montigny-lès-Metz officially announced at the end of May the attribution of the creation of the future district of Lizé to Eiffage Aménagement, cooperation grouping representative.

Located on the site of the former barracks Lizé of 9 hectares, the future district Lizé (57 000 m²) will be a strategic site with a metropolitan dimension whose objective is to reconnect the upper and lower parts of the city of Montigny-lès-Metz around a new centrality.
 
Eiffage Aménagement won in cooperation grouping with CM-CIC Aménagement Foncier and four real estate companies : Demathieu and Bard Immobilier, Eiffage Immobilier, Habiter Promotion and Claude Rizzon. The agencies Wilmotte et Associés and Land'Act will be the prime contractors for the project.
 
The objective of this rehabilitation is to build a model of city offering a life place as complete as possible while preserving the historical legacy of the place. Thus, almost all existing buildings along General Franiatte street will be preserved and rehabilitated.

The project will offer residents new spaces for living, meeting, relaxing, strolling and sharing. The heart of the project is characterized by a large landscaped area of ​​1.2 hectares where the majority of large trees will be preserved. This green space will be articulated around a vast and versatile covered space.
 
The Lizé district will be turned towards living together with:

  • 630 dwellings divided into different typologies: new and rehabilitated collectives, intermediate dwellings, town houses in rehabilitation, building plots integrated with the neighboring residential area,
     
  • an 80-unit Cocoon'Ages intergenerational residence (Eiffage Immobilier concept created with Reciprocité),
     
  • a residence for independent seniors,
     
  • 600 m² of shops installed both in new buildings and in existing buildings.

The City of Montigny-lès-Metz wishes to include this rehabilitation project in a sustainable development approach. The project aims at the eco-neighborhood label and incorporates the most demanding criteria.

The neighborhood will show exemplary and energy performance. To ensure district heating, the project will be connected to the future biomass boiler on the Reymond district. The future new collective buildings will have at least NF Habitat HQE certification. Rainwater management will be ensured by infiltration projected into landscaped valleys along public roads and by imposing retention on the parcel.
